Transaction costs are the reason the early years favour renting so strongly: buying and selling a property is expensive at both ends.
House-price growth is the input that moves the answer most and the one nobody can forecast. Extended flat and falling periods are not unusual, and a calculation that assumes steady appreciation is really assuming its own conclusion. Run it with a pessimistic figure as well: a decision that survives low growth over your realistic horizon is a decision you can act on.
Maintenance deserves the same treatment. Around one percent of property value a year is a common rule of thumb, higher for older buildings and for houses rather than flats. It is precisely the cost a renter does not carry, so setting it to zero removes one of the few genuine financial advantages of renting from the comparison.
